Heating and cooling, tuned to the building

Commercial building management, without the commercial price tag.

Thermofi cuts heating and cooling waste in small commercial buildings without replacing any HVAC equipment. Our sensors and thermostats install over what you already have, and the system tunes itself to your building.

Most thermostats overshoot, then overcorrect.

A conventional thermostat waits until the room is outside a wide band, runs the equipment hard until it overshoots, then shuts off and starts again. That burns fuel and wears out boilers and compressors years early.

Conventional thermostat

Short cycles, past the target every time.

Thermofi

One steady run, held on target.

Conventional thermostat

Wide deadband, no learning

Reacts only after the room has drifted. Frequent short cycles, overshoot on every run, and no idea what the weather is about to do.

Thermofi

Predictive, per room

Room sensors, occupancy and the weather forecast feed a model of your building, which schedules longer, gentler runs that hold the target. At our pilot site that meant 44% fewer boiler ignitions.

Every zone, live, from any browser.

The customer console shows each room's temperature, what the equipment is doing, and anything that needs attention.

What a commercial BMS does, sized for a small building.

Everything below is running in customer buildings today.

Monitoring
Multi-building, multi-zone dashboard with live thermostat state, room and pipe sensors, occupancy, 24-hour history, outdoor weather, and per-device alarms.
Scheduling
Set weekly occupied hours and heat/cool targets. Thermofi preheats and precools ahead of them and respects presence overrides without wiping manual adjustments.
Occupancy
Presence sensors per room, rolled up per zone for setbacks and unoccupied overrides, with CO₂-based detection where deployed.
Direct control
Change mode, setpoints and deadband from the console, applied to every thermostat in the zone.
Device fleet
Provisioning by SMS code, over-the-air firmware updates, high-resolution telemetry, and remote device logs.
Installer tools
An admin console for deadbands, thermal models, device assignment and engineering schedules, with links into the customer view for support.

Room sensors.

Easy to install over the HVAC you already have. Each room gets occupancy and temperature sensing, a pipe sensor watches the equipment, and the thermostat runs heat and cool.

Occupancy

Presence, per room

Catches people sitting still, which motion sensors miss, and sets the room back when it is empty.

Temperature

Temperature and humidity, every 10 s

Per-room readings that feed zone averages and thermostat control.

Coiled black pipe-temperature probe with a metal tip, wired to a white transmitter.

Pipe

Supply, return, or immersion temperature

Boiler health and freeze risk.

Wall thermostat showing HeatFloor, a current temperature of 65°F, and an off button.

Thermostat

Heat and cool, standard R/W/Y/G wiring

Works with furnaces, boilers, and heat pumps. The cool relay can also drive window units and mini-splits.

Problems surface before anyone calls you.

Every device gets alarms when it's registered. They show in the console, can text the right people, and high-temperature or humidity alarms can trigger cooling on their own.

  • Offline
    No telemetry from the device
  • Room too cold
    Below the safe threshold
  • Room too hot
    Above the safe threshold
  • Dew point
Humidity high enough to act on
  • Pipe freeze
Pipe or immersion temperature dangerously low
  • Pipe too hot
Supply or pipe above its safe limit
  • Failsafe active
The thermostat has fallen back to failsafe mode
  • Stale temperature
Room reading too old to trust
  • Stale occupancy
    Presence data has stopped updating
  • Heat failure
Heat is on but the room isn't warming
  • Cool failure
Cooling is on but the room isn't cooling
  • Below heat band
Zone is stuck under its heat setpoint
  • Above cool band
Zone is stuck over its cool setpoint
